This property has been poorly managed by the owners. There are seven vacant units and the occupied ones could also see a rent increase. They're about $50 below market on average. ARV should be at least $600k. In addition the purchase comes with a duplex on an adjacent lot which is worth $40k on it's own. I'm open to JV partners and may also consider wholesaling the deal only because I'm not local to Springfield IL.
